In Milwaukee County, most of our neighborhoods have asphalt roads that are paved and renewed on a regular basis. Everyone like the look of freshly surfaced asphalt, which is deep black, shiny, and gleaming. It's almost too gorgeous to drive on! But, of course, you finally do, and the lovely color fades as the weeks and months pass.

The cause for the change in color is due to the asphalt's composition. Asphalt is made out of a mixture of rock, stone, and gravel called "aggregate," which is kept together by a binder called asphalt cement. This binder is necessary for extending the life of asphalt.

On a daily basis, however, a number of factors pose a threat to this binder. Chemicals and oil from automobiles, water erosion from rain (as little as we may get), and UV rays from the sun are all factors. The surface of the asphalt becomes increasingly brittle as the degrading process continues. Unfortunately, the color we know and love fades away, giving place to an ashy, light grey hue that we're all familiar with.

So, what can we do to keep our asphalt looking good and performing well? Sealcoating, to be precise! It needs to be applied and renewed on a regular basis to keep your asphalt looking good for years.

If a homeowner with an asphalt driveway or a property management with an asphalt parking lot wishes to sustain the appealing appearance of their asphalt, they will maintain a regular sealcoating program. Small cracks in the pavement will inevitably appear due to natural wear and tear, rain exposure, and sun damage. Sealcoating your pavement enhances its life by preventing harmful elements from penetrating the pavement.

How Asphalt Sealcoating Prolongs Asphalt Life Cycle

After an asphalt installation service, we'll need to establish a maintenance schedule for you if you want your asphalt pavement to last for a long time. And, yes, sealcoating will be a part of this maintenance routine.

Sealcoating is similar to sunscreen. You can't protect your skin from all of the harmful impacts of UV rays by using sunscreen once in your life. If you're going to be outside in the sun, you'll need to use it on a daily basis to achieve the optimum results. Sealcoating is also required after new asphalt is poured, and on a regular basis thereafter to protect it from dirt and debris that could compromise its integrity. It won't work if you only do it once!

If the sunscreen illustration didn't convince you, consider this: it will make your asphalt appear nicer. Asphalt sealers are typically acrylic-based and create a slip-resistant surface when used according to the manufacturer's directions. This surface provides the asphalt that gorgeous, rich black gloss that we all adore, and it offers your asphalt parking lot or asphalt driveway a new lease on life. So, if protection isn't your priority, consider the cosmetic advantages of sealcoating!

However, we understand that maintenance isn't glamorous. We all enjoy getting a new car, but taking it to the dealership or an auto body shop for service isn't one of our favorite aspects of car ownership. But it doesn't make it any less important, because we all know that if you don't do the simplest things like get your oil changed on a regular basis, things can come to a screaming halt—literally. If something like that happens, you'll be kicking yourself for not spending a few hundred dollars more over the years on routine maintenance rather than dealing with a large repair charge.

Asphalt pavement, like any other surface, must be
maintained or it will deteriorate to the point where it will fail totally. The cost of repairing this problem will be many times higher than the cost of standard maintenance. If asphalt deteriorates to the point of utter failure, it must be removed and replaced. Greater Milwaukee Asphalt Paving, on the other hand, is here to spare you the trouble! For a free estimate on any repairs that are required, contact us immediately. Even if you're not sure what your asphalt needs are, we'd be pleased to come out to your property and conduct a full inspection before presenting our findings to you. Then we'll be able to devise a strategy.

Asphalt Sealcoating FAQs.

  • How long does sealcoating last?

Sealcoating your asphalt is a terrific way to keep it in good shape, but it isn't always essential. If you have a recently placed or otherwise well-maintained pavement, sealing will last three years before it needs to be re-applied; older surfaces will require re-application every year.

  • Do I really need to have my asphalt sealcoated?

Sealcoating your asphalt is an excellent investment that will save you from having to replace it anytime soon. Sealcoating forms a protective layer against oxidation and other damaging elements, extending the life of an existing pavement by 10-20 years (on average). It's crucial for homeowners, landlords, and property managers not just because they want their property to look nice, but also because it will save them money in the long run!

Seal coating your asphalt is like buying peace of mind: if you don't have us do it now, you'll end up spending more money later on all new paving owing to the natural disintegration of the aggregate over time.

  • If I have cracks in my asphalt, will sealcoating help?

Unfortunately, that is not the case. Sealcoating does not seal cracks of any size. It also won't make any damaged asphalt surfaces smoother. If you have any of these problems, we'll have to fix them first before we can do the sealcoating.

  • After you sealcoat my asphalt, how soon can I reopen it?

A word of caution: this is somewhat dependent on the weather conditions at the time of service. However, in most circumstances, you can walk on your asphalt in 4 to 8 hours and have it fully open to traffic in 24 to 48 hours. However, once we've completed the job, we'll definitely let you know.
